Land Planning & Development Services
Eastman Construction Management LLC plays a key role in the support of developers, equity investors, and institutions in their pursuit of real estate development deals by providing critical, upfront due diligence (including preconstruction and construction analysis) to determine the most lucrative development plan for a specific property.
We have extensive experience developing land within complex municipalities, which can be challenging to navigate. We will assist in the production of a development plan considering the applicable zoning, entitlements (available and required) and other land development regulations affecting the density and intensity of the site.
Once the development plan is established and approved, ECM can assist with massing and preconstruction estimates of cost and schedule to support the developer’s financial returns analysis.
Owner Representation
As Owner’s Representative, ECM will act on behalf of the Owner when it is determined that the Owner’s current staffing level and/or development and construction expertise should be supplemented to protect its interest.
The successful development of real estate includes critical decisions that carry significant costs and the Owner’s Representative brings its expertise to the development to exclusively guard the Owner’s interest and help facilitate a successful project.
The Owner’s Representative establishes and maintains a relationship between the Owner, Design Team, Construction Manager and other key stakeholders throughout the project delivery process.
Bank Inspections & Construction Claims Support
Eastman Construction Management works on behalf of Lenders to verify that the General Contractor’s payment request is accurate relative to actual, in-place quantities and the work is in compliance with the contract documents. ECM will review the draw against the work in place, make the appropriate adjustments and assist the Architect in the certification of the request ensuring that the approved payment amount is appropriate.
